Basement Waterproofing Tips for South Shore Homeowners
If you’ve lived in Stoughton or anywhere in the Greater Boston area during the rainy season, you know one thing for sure: water has a way of sneaking into places it doesn’t belong - like your basement.

And whether you’re in an old family home in Dedham, a rental in Hingham, or a brownstone in Boston, one small leak can turn into a big, expensive problem if you're not paying attention. We’ve seen everything from tiny puddles after a rainstorm to full-blown flooding from storm surges and backed-up gutters. The takeaway? A little prep goes a long way. Here are a few smart (and financially realistic) ways to help protect your basement and belongings before you find yourself Googling “flood damage cleanup” at 2 am.
Check Your Slope (and Your Gutters While You're at It)
One of the first things we tell folks is to check how the ground around their house is sloping. Water should run away from your foundation - not toward it. We know this probably sounds obvious, but you'd be surprised how many homes in South Shore neighborhoods have settled over the years and now slope in the wrong direction just enough to cause issues.
And your gutters? If they’re clogged or the downspouts aren’t extended far enough, all that rainwater can potentially pour right back towards your foundation. These are often prime locations for leaks that make their way through cracks in your foundation and become hidden puddles and/or mold growth in your basement. Make sure your gutter downspouts push water at least 4 - 6 feet away from your house to give it a chance to move in the right direction. Bonus points if you check them and clean out leaves and debris every spring and fall!
Sealing Cracks Is Cheap Insurance
If your basement has cracks in the concrete or along the wall joints, it’s a prime invitation for water damage. Even the tiniest hairline crack can let in moisture, especially in humid months (looking at you, June in Boston), and these cracks will become worse over time if water is flowing through them. Quick patch jobs using hydraulic cement or sealant can save you major money and water damage restoration down the line.
We always say: if you're seeing moisture and you don't know where it's coming from, call in someone who does. Sometimes what looks like nothing can be hiding a bigger issue - especially in older homes.
Don't Rely on Luck - Install That Sump Pump!
Basements flood. It’s what they do! And when it does, having a sump pump is the difference between a manageable mess and a major insurance claim.
If you live in a low-lying or flood-prone area (think near the Neponset River or anywhere coastal on the South Shore), a sump pump is more than a nice-to-have - it’s a must. With the help of a water mitigation company to help you find the right location in your basement, installing a sump pump is a fairly inexpensive way to have more peace of mind. We highly recommend getting the kind that has a battery back-up just in case... We’ve seen too many people think they were safe, only to lose power during a storm and end up with a swimming pool under their house!
Humidity Is Your Basement’s Worst Enemy
Even if your basement stays dry, it might still feel damp. This feeling of dampness is the perfect setup for mold, musty odors, and long-term damage to whatever you’re storing down there.
The CDC recommends keeping indoor humidity under 50% to prevent mold growth. A good dehumidifier can make a world of difference - especially in the summer when things get muggy across the South Shore.
When It’s Time to Call in Help
Sometimes, a leaky basement isn’t just about cracks or bad gutters. If water keeps coming in, it may be time for professional water remediation. That could mean waterproofing the exterior of your foundation, installing a French drain, or dealing with hydrostatic pressure.
FEMA notes that water moving as little as 5 feet per second can cause structural damage to homes - not just flood them. That means even shallow flooding can be significantly more damaging than you’d expect.
